We are proud to announce that in 2013 we become Ygrene Certified Building Contractors for select cities in Miami Dade and soon to all participating cities in Broward County.
Program is currently available in the following cities and towns.
Eligible project groups include energy efficiency retrofits, renewable energy installations and hurricane protection measures. Any improvement within these project groups that is permanently affixed to the property may be eligible for funding through Clean Energy Green Corridor.
To qualify, total property debt (including Ygrene financing and existing liens) must not exceed the building value, the owner must be current on property taxes and mortgages for 3 years and must not be in bankruptcy. Utility cost savings must exceed the cost of the improvements and the financing can not exceed 20% of the building value.
Clean Energy Green Corridor is a joint effort between seven Miami-Dade municipalities and Ygrene Energy Fund that allows building owners to finance clean energy and hurricane protection upgrades over the long term. The cost of the improvements is paid back over periods of up to 20 years as part of the owner’s property tax bill.
PACE financing allows home and commercial building owners to finance renewable energy and efficiency upgrades (like efficient windows, heating or cooling, or water efficient appliances) over the long term by adding the payment onto their property taxes. (PACE stands for “Property Assessed Clean Energy”.)
Property appraisers recognize energy cost savings in conducting their evaluations. While it is possible that the full cost of energy improvements may not be recognized in every case, improvements in cash flow directly increase both appraisals and market values of the property.
If the property is sold or transferred, the tax payment obligation may be transferred with the property to the new owner.
Ygrene offers a revolutionary way to finance clean energy projects. Key advantages to the program include:
This is a goal of Ygrene's program. Achieved savings depend on several factors that may include:
An energy assessment can predict the savings you're likely to realize.
Ygrene Funding pays contractors upon completion of construction, building department sign-off, verification of lien releases and fulfillment of project underwriting criteria. In most circumstances, payments will be made within seven days. For large projects, Ygrene provides a process to qualify for progress payments.
Ygrene offers funding for properties within the Clean Energy Green Corridor District and any owner whose property lies within the district can apply for financing. Single-family homes located within the seven participating cities and towns (excluding Miami and Coral Gables) and commercial buildings of all sizes are eligible.
Commercial buildings of all sizes, including industrial and multi-family residential properties, are eligible. Facilities that are not on the property tax rolls, such as schools or government buildings, are not eligible at this time.
Contractors participating in one of Ygrene's Clean Energy Districts must register for the program and attend Ygrene training. Our contractor training program provides a wide range of information on topics that include the following:
